Comfort Link eliminates the problems of owning and operating a central chilled water plant. Varying electric costs, deregulation, environmental exposure, leveraged assets, and tenant dissatisfaction are just some examples of the risk of owning a central cooling plant.

Furthermore, equity normally needed to fund capital plant improvements can be put to work supporting areas of the business that produce higher returns for ownership.

ENHANCES COMFORT
Comfort Link provides a low temperature source of cooling that is available 24 hours per day, 365 days of the year. The number of frequent warm days occurring in Baltimore during the spring, fall and winter will be met in comfort with district chilled water services. The sweltering heat of Baltimore's summer is cooled with no worry about undersized or malfunctioning equipment.

REDUCES ENVIRONMENTAL RISK
Comfort Link removes the risk of environmental compliance with pending CFC Legislation. This legislation will require owners of R-12 and R-11 refrigerant systems to convert the systems to acceptable materials and install ventilation systems to prevent exposure to accidental leaks. Furthermore, upon completion, refrigerant conversion may render existing equipment less efficient, possibly necessitating installation of additional capacity to meet building loads.

Of equal importance to CFC compliance is the risk of bacterial contamination and legionella. Studies have shown that improperly maintained cooling towers harbor bacteria and fungus that support growth of the legionnaires virus.

Comfort Link's system eliminates the need for chillers and cooling towers thereby dramatically reducing environmental risk and exposure.

WORRY FREE
There's no need to come in at 4 am on weekdays or on Saturday and Sunday to start up the chillers to ensure a cool building at 8am. Comfort Link's around the clock response team will automatically open the valve to cool your building when needed. Furthermore, energy is not wasted on long start-up cycles for Comfort Link's low temperature water will cut cooling times in half for most buildings.

There is no fear of equipment failure and hot buildings with district chilled water. Reliability is paramount at Comfort Link. Over 23,000 tons of cooling equipment are strategically positioned in customer corridors. Each chiller station is served from different BGE substations by multiple feeders. Parallel insulated ductile iron pipes transport the chilled water from any one of Comfort Link's chiller stations to the customer's energy transfer station.

International District Energy Association (IDEA) report national reliability statistics in excess of 99% for all district chilled water companies. Comfort Link is proud of it's record of 99.9% availability since opening it's doors in 1996.
